Daniele Horton founded Verdani Partners in 2012, bringing over 15 years of experience in sustainability, real estate, project management, and architecture. She leads our sustainability practice and brings her expertise, energy and passion to successfully support our client’s needs. She understands the challenges of implementing green buildings from the owner’s perspective and is committed to promoting and implementing green building practices to reduce the environmental impacts of the building industry in a cost-effective and profitable way. A Harvard graduate with a degree in Sustainable Development, Horton was the Head of Sustainability for the well-known real estate firm Thomas Properties Group (TPG). She led the LEED EBOM certification of TPG’s national portfolio of office buildings (13 Million sq. ft.) during difficult economic times. Under her leadership, TPG was ranked as the Highest Environmental Performer in the Americas (in the office category) by the Global Real Estate Sustainability Benchmark (GRESB) in 2011, 2012 & 2013.

Our Valuable Team Members
Michele brings over 16 years of experience in corporate sustainability to the Verdani team. As Director of Sustainability for Verdani Partners, Michele is implementing corporate sustainability programs for large international and diversified portfolios. Michele is a LEED AP O+M and a graduate of the University of Michigan with an MS in Natural Resources and an MBA in Sustainable Enterprise.
Jeff is a driven sustainability professional and entrepreneur with 15 years of project and program management experience, including nine years in the residential and commercial real estate industry. Jeff has an M.S. in Environmental Science and Management, and LEED AP credentials in Building Design and Construction (BD+C) and Operations and Maintenance (O+M).
Mariana is a LEED AP O+M and brings a wide range of experience in architecture and the adaptive re‐use of existing and historical buildings. With a deep passion for the environment, she combines her project management expertise and architectural acumen to support the Verdani team.
Jessica brings 10 years of extensive experience in sustainability and project management specifically in LEED for Existing Buildings nationally and internationally and performing quality control for LEED-EBOM reviews. Jessica provides webinars and seminars on LEED for Existing Buildings, Green Associate and other various environmental topics. Jessica is a LEED AP O+M and a graduate of the University of California, Irvine with a Master’s degree in Urban and Regional Planning.
Brian contributes a diverse skill set comprised of entrepreneurship, IT, marketing and leadership to his duties in supporting office operations and business development as the Office Manager at Verdani Partners.
Tanya has worked on the project management side of multiple LEED EBOM projects. In addition to being a LEED AP for existing buildings, Tanya brings a diverse skillset in education, marketing, feasibility assessment, and corporate sustainability.
Mei is an Environmental Engineering graduate of the University of California, San Diego with a passion for sustainability through improvements in the built environment and human lifestyle. She provides assistance with LEED Reviews and support for the Technical Services team.
Paul is a graduate of the University of California, San Diego with a B.S. in Environmental Engineering. He passed his FE exam in Environmental Engineering toward obtaining his PE license. Paul is part of Verdani’s Technical Services team and is providing his expertise on LEED Reviews and LEED Documentation.
Neda is LEED AP O+M and an expert in LEED project management for existing buildings, certifying over 9.5 million square feet of existing Class A office space nationwide. Neda is passionate about educating her clients on sustainable operations and maintenance best practices through all phases of the process, from assessment through re-certification. She also brings extensive experience of energy benchmarking, cost estimation, and auditing.
Tanisha is currently studying accounting while she works with preparing & organizing Verdani’s accounting records, financial statements, and other financial reports.
Eric graduated from Seattle University with a major in Finance and is current finishing his Masters of Science in Real Estate at the University of San Diego. He brings his knowledge and skills in research, analysis and data management to assist the team in completing tasks more efficiently. He also assists with company operations and ongoing Energy Star Portfolio Manager Support.
Julia is an architecture student going into her fourth year at Cal Poly Pomona. She is passionate about sustainability and innovative design. Julia has been tremendously helpful with Verdani’s ongoing LEED Documentation projects.
Marcia is a Brazilian architect with 17 years of experience in energy efficiency, lighting and lighting controls. Marcia brings a marketing, sales and project management touch to the team. And she never forgets to turn off the lights.
Bill is an Architect licensed in Indiana and Arizona with over 25 years focusing on designing sustainable built environments. He brings over a decade of LEED expertise completing 8 certified projects & decades of sustainable developments throughout the country and internationally.
With more than five years of industry experience, Gabriela had grown her portfolio of work in the areas of LEED certification, sustainability master planning, energy modeling, project management and business development through national and international projects including buildings in Brazil and U.S. She supports Verdani’s business development team as well as the sustainability technical team. Gabriela is a LEED AP BD+C with extensive experience with LEED Online templates and procedures.
Jeff is a registered mechanical engineer (PE), energy consultant, and commissioning agent with experience auditing /commissioning more than 70 million square feet of buildings. He leads and supports Verdani’s engineering and other technical services initiatives.
Karen’s experiences as a successful entrepreneur, executive & life coach, writer and leadership expert are all utilized at Verdani Partners. Also, her years in the corporate world and having been the principal at a sustainability consulting firm, qualify Karen as being uniquely suited to coach in business management, communication techniques and team leadership.
Katy Robinson joined the Verdani team in 2014 to provide communications and marketing services. She has over 7 years in the green building industry and 15 years of experience working with mission-based organizations and nonprofits to add value to their communications, operations and strategic initiatives. She sits on the board of the nonprofit, Green Education, Inc. and is Co-chair of the Los Feliz Neighborhood Council’s Green Committee. She is also Copy Editor for the magazine Transverse Ranges.
Carlos Santamaria is Vice President of Engineering Services for Glenborough, LLC and Principle of CEES-Advisors. Mr. Santamaria has worked in commercial real estate for over 25 years concentrating in energy efficiency, construction and operational best practices strategically positioning his company portfolio as a top performer and leader in energy efficiency and sustainability.
Paulynn’s synergistic experience comes from her 20 year long career spanning architectural project development, design and planning, graphic information systems, branding and visual strategy, marketing, graphic design for global brands. Paulynn assist Verdani with various projects such as graphic design for clients’ annual sustainability reports and periodic newsletters.
Hanna Grene is a sustainable energy expert, communications strategist, and LEED AP O+M. She helps her clients translate good work into great stories and smart policy and believes that connecting with your audience is the key to success. Grene is an expert project manager, policy analyst, and public speaker.
Steve, VP at WSP Group, provides ongoing guidance and oversight. He has owned and operated a Commissioning / Engineering firm for 10 years. He is a Licensed Professional Mechanical Engineer, Certified Commissioning Provider, Certified Energy Manager, LEED Accredited Professional and Certified Document Technologist with over 30 years of experience in construction, design, consulting and commissioning. He is also a great mentor and teacher and provides ongoing guidance and oversight to the junior engineers working under his supervision.
Nils is an associate professor in Finance and Real Estate at Maastricht University, the Netherlands and is also the co-founder and executive director of GRESB. As a world renowned economist, Nils specializes in energy efficiency and sustainability in the international real estate sector and is a key advisor for Verdani on real estate economics and reporting.
Andrew is a private investor with over 20 years of experience in technology, commercial real estate, and capital markets. He advises Verdani Partners in many areas including strategy, finance, operations, and marketing. He holds graduate degrees from Harvard University, Columbia University, and the University of California, Berkeley.
Brenna is the Head of Property Operations for the USAA Real Estate Company. She is a nationally recognized leader and provides strategic advice in Real Estate and building operations.
Mike is a software developer with a Ph.D. in Physics from MIT. He advises the Verdani team on information technology, software, applications, and technical services.
